I hired him recently both to sell my house and to represent me in buying a new one, and I couldn't be happier with the results. When it came to selling my house, his daily communication with me was incredibly helpful: he told me what exterior and interior improvements were needed before showing the house, loaned me his power washer, consulted at length with me and his colleagues at McGrew to arrive at the best listing price, took house photos that would be the envy of a professional photographer, sent me potential buyers' comments after after every showing, and walked me through negotiating the terms of the sale with the eventual buyer. We had a very complicated situation of needing to buy quickly due to a 1031 Exchange. Nicholas as well as Paige from his group helped us find the first property. However, on Saturday before closing on Monday, the seller's realtor informed Nick about a hail damage claim on the roof that had been previously undisclosed. Long story cut way short, the seller refused to negotiate in good faith and the deal fell apart at the absolute last minute. Nick was great, however, and helped us find another property before I commitment time ran out. The issue with the first property was 100% a seller non-disclosure issue and Nick helped us navigate a confusing and frustrating experience and then find and purchase a great property. I would highly recommend him to anyone.

Nick was our buyer’s agent when we purchased a home in Lawrence KS in the spring of 2022. If you are reading this in some blissful future, spring of 2022 was the tail end of the crazy pandemic seller’s market where it was scientifically impossible to buy a house. We got a house! We got a house because of Nick.
When we interviewed Nick, we were impressed by his honesty, bluntness, and obvious expertise. We had bought a house before, and Nick skipped the 20 minute soliloquy on the existential fulfillment of homeownership that we had received from other realtors. He made an effort to get a good sense of what we were looking for in a home, but was very honest about how tough the market was for buyers and didn’t over promise. He treated my wife like an equal partner in the home buying process.
When we started touring houses with Nick, we learned that Nick knows everything. As we
toured house after house we learned all about the flat parts of town with no drainage, the train tracks with the loudest trains, the neighborhoods where you have to make a nasty left turn into traffic to get anywhere, the pros and cons of limestone foundations, the parts of town that have nasty mosquito’s, the routes where college students walk back and forth between campus and the bars, the cool parks, the picky historical preservation neighborhoods, and weird invasive yard plants. I swear, for half of the houses we toured, Nick “used to live right down the street.” He also seemed to know two or three neighbors by name for every house we toured.
It is easy to make someone fall in love with a house. Houses are great! It takes a defter touch to keep our naive little hearts from falling in love with that mysteriously sexy victorian that is just going to show up to prom drunk and with termites. Nick was great about bringing us back down to earth when we toured a house after salivating over a couple dozen professional photographs online. He tours a house like a housing inspector, pointing out flaws and signs of possible trouble that could lead to money pits, while also pointing out cool features we would have missed.
Nick’s communication was excellent. We frequently found out about houses minutes after they hit the market, and were able to grab the best showing times. He always responded to texts and emails promptly. He was always available to work around our busy work schedules and show houses in the evenings or on weekends. He was never late for a showing, but was gracious when we were. We always dealt with Nick directly, not some team of assistants.
When we made an offer on a house, we learned that Nick knows everyone. Nick seems to know every other agent in town, and each time we made an offer we had a thirty minute call where every minute detail of our offer was fine tuned to help our offer stand out from the crowd and target the specific listing agent’s preferences. We sold our previous home, and as the offers for that house rolled in, I learned how good we had it with Nick. Each offer had a half dozen deficiencies that seemed obvious after working with Nick.
The house we ended up buying was for sale by owner, and Nick went above and beyond to get us across the finish line. He met with the seller to pitch our offer in person, and worked behind the scenes to make sure everything went smoothly during the escrow period. There were multiple times where I completely forgot about a deadline for submitting a document or letter, only to get an email from Nick that he had already taken care of it. We closed in 30 days with no complications.
I don’t write many recommendations. I’m lazy, and I think most things and people are just fine. I can’t recommend Nick highly enough. Our move to Lawrence was a plunge and Nick kept us afloat and landed us in a house we love in a neighborhood we love. Unlike this metaphor, Nick is great. You should hire him.
